A Note From Lachlan

March has been a great month on site.

At Kirrawee, we reached one of those milestones that always feels significant – the scaffold has been removed. Once the facade is  visible like this, the project shifts from feeling like a construction site to feeling like a home in progress.

You can now clearly see the proportions, the lines and the architectural intent coming through. What started as plans and approvals is now standing in front of us.

Progress like this is always the result of careful sequencing and steady coordination. Taking the time to get each stage right makes the next stage smoot

Project Update

Kirrawee Duplex

With the  scaffold now removed, the external finishes and landscaping is well underway.

This is the stage where the character of the build starts to show. The façade detailing is coming together, and the overall scale of the project is becoming easier to appreciate from the street.

Over the coming weeks, the focus will remain on completing the exterior carefully and preparing for the completion of internal works

It is a rewarding stage to reach, and there is still plenty more to come.

What You Don’t Always See

Construction is not just about what is visible from the outside.

There is constant coordination happening behind the scenes. Trade scheduling, reviewing documentation, checking specifications, confirming measurements and sequencing works all continue in parallel.

These details are not always obvious in progress photos, but they are what protect your timeline and your budget. Care taken at this stage reduces pressure later in the build.

It is often the quieter work that makes the biggest difference.

Featured Subcontractor This Month

This month we are featuring Go Flow Plumbing, who is currently contributing to the Kirrawee duplex project.

Every home is the result of a team effort. While the builder oversees the process, it is the skill and reliability of each subcontractor that shapes the final outcome.

Go Flow has played an important role in delivering their part of the build with care and consistency. Clear communication, reliability and pride in their work all contribute to maintaining steady progress on site.

Strong working relationships matter. When trades understand expectations and work well together, the entire project runs more smoothly. For homeowners, that consistency brings peace of mind.

Local Planning and Preparation

Every site has its own conditions, and every suburb comes with its own requirements.

Understanding council controls, access conditions and service coordination early in the process helps avoid unnecessary delays. Careful preparation remains one of the most effective ways to manage expectations around both time and cost.

Taking the time to plan properly at the beginning makes the build itself more predictable.

This Month’s Building Insight

One of the most common concerns we hear from homeowners is the fear of cost blowouts.

We have written a separate article this month exploring why budget issues often begin early in the process and how a structured approach can help keep things steady and transparent.

If you are thinking about building, it is worth understanding how early decisions influence overall cost control.

Looking Ahead

With the structure secured and the exterior continuing to take shape, the project will soon move into its next phase.

There is still a lot of work ahead, but it is always satisfying to see a build reach this point.

If you are considering a custom home or duplex, starting with clear conversations and realistic planning makes all the difference.

We will share more progress next month.
