What Does It Cost to Build a Premium Home in the Sutherland Shire?

If you're planning to build a premium home in the Sutherland Shire, one of the first questions you'll probably ask is, "How much is it going to cost?"

It's a fair question, but it's not one that can be answered with a single figure.

Unlike buying an existing home, every custom home is unique. The size of your home, your block, the complexity of the design, your structural preferences like double brick or timber clad, the level of finishes you choose and even the planning requirements for your site all influence the overall cost of your project.

That's why you'll often come across very different figures online. While they may provide a rough guide, they rarely reflect the unique details that make your project yours.

Understanding what influences building costs before you begin can help you make more informed decisions, establish a realistic budget and avoid unexpected surprises later in the process.

In this guide, we'll explain the key factors that influence the cost of building a premium home in the Sutherland Shire, how different contract types can affect your project, and why involving your builder early can help you plan with greater confidence.

Whether you're still exploring your options or you're ready to start planning your new home, our goal is to give you practical information that helps you move forward with clarity.

Cost Ranges by Tier

One of the biggest misconceptions about building a custom home is that there is a standard price. In reality, premium homes can vary significantly in cost depending on the level of design, construction complexity and finishes involved.

While it's natural to want a simple price per square metre, the reality is that two homes of the same size can have very different construction costs.

As a general guide, premium custom homes are often grouped into different investment levels based on the scope of the project and the quality of the finishes.

Entry Custom Homes

$2800 - $4000/m2

These homes typically balance efficient design with high-quality materials, functional layouts and carefully considered finishes. They provide a step up from the cookie cutter project home, balancing between premium construction and practical design while still allowing homeowners to personalise many aspects of their home.

Mid-Range Custom Homes

$4000-5500/m2

Homes within this range often include more architectural detailing, higher ceilings, larger floor plans, higher-end fixtures and finishes, and greater levels of customisation. Site-specific design solutions and premium inclusions become more common at this level.

Luxury Custom Homes

$5500/m2+

Luxury custom homes are highly tailored to the owner's lifestyle and vision. They often include bespoke architectural features, premium materials, complex construction methods and carefully crafted interior and exterior spaces. These projects typically require greater coordination between architects, consultants and specialist trades to achieve the desired outcome.

It's important to remember that these categories are intended as a general guide only. Every project is different, and the most accurate way to understand the likely investment for your home is to consider the specific characteristics of your site, your design and the level of finish you want to achieve.

Rather than focusing solely on price per square metre, it's more valuable to understand what is included in your budget and how your builder approaches planning, estimating and communication from the beginning.

Note: The pricing stated does not consider landscaping & external works, ground conditions, swimming pools, etc.

What Affects the Cost of Building a Premium Home?

Every custom home is different, which means there isn't a standard price that applies to every project. While the size of the home is certainly one factor, it's only one piece of the puzzle.

Understanding what influences the cost of your build can help you set realistic expectations, make informed decisions and prioritise where you want to invest your budget.

Here are some of the key factors that affect the overall cost of building a premium home.

1. Site Conditions

Every block of land presents its own opportunities and challenges. A flat, level site is generally simpler and more cost-effective to build on than a sloping or difficult site that requires excavation, retaining walls or specialised foundations.

The presence of rock, ground water, contamination, acid sulfate soils and other environmental considerations along with existing services and site access can all impact upon the cost of construction.

2. Home Size and Layout

As expected, a larger home generally costs more to build than a smaller one. However, it's not simply about square metres.

The layout of your home also plays an important role. Open-plan living areas, multiple storeys, large spans, voids and unique room configurations can all influence the complexity of construction and the overall investment required.

Additional bathrooms, ensuites and powder rooms can inflate the square meter rate disproportionately, as these areas are dense with expensive finishes such as tiles, tapware and shower screens.

3. Architectural Design

Architecturally designed homes often include features that require greater planning, coordination and craftsmanship.

Elements such as custom rooflines, large expanses of glazing, feature staircases, curved walls, cantilevers and bespoke detailing can all increase construction complexity while creating a home that is truly unique.

4. Quality of Finishes

The finishes you choose have a significant impact on your overall budget.

Items such as flooring, joinery, stone benchtops, tapware, appliances, tiles, lighting and bathroom fittings are available across a wide range of price points. Selecting premium materials and custom finishes can elevate the appearance, performance and longevity of your home, while also increasing the overall investment.

5. Planning, Approvals and Consultant Requirements

Every project requires a level of planning before construction begins.

Depending on your site and design, this may involve architects, engineers, certifiers, surveyors, planning consultants and council approvals. These services are an essential part of delivering a well-planned home and should be considered when establishing your overall project budget.

6. External Works

Many homeowners naturally focus on the house itself, but it's important not to overlook what's outside.

Driveways, retaining walls, fencing, landscaping, pools, outdoor entertaining areas and service connections can all form part of the overall investment and should be considered during the planning stage.

7. Changes During Construction

One of the most common reasons projects exceed their original budget is changes made after construction has begun.

While some variations are unavoidable, making significant design or material changes during the build can affect both cost and construction timelines.

Spending time planning your project thoroughly before work begins can help minimise variations and provide greater confidence throughout the construction process.

Fixed-Price vs Cost-Plus

One of the most important conversations you'll have before building is how your project will be priced. Two of the most common contract types are fixed-price and cost-plus, and understanding the difference can help you choose the approach that's right for your project.

Fixed-Price Contracts

With a fixed-price contract, the scope of works, inclusions and allowances are agreed upon before construction begins. This provides greater certainty around your investment, as the contract price is established based on the agreed documentation.

Fixed-price contracts are often well suited to projects where the design has been completed, selections have been finalised and the scope of work is clearly defined. They allow homeowners to plan their budget with greater confidence, knowing exactly what has been included before construction starts.

It's important to understand, however, that changes made after the contract has been signed may affect both the overall cost and the construction timeline. Any requested changes are typically managed through a formal variation process.

Cost-Plus Contracts

A cost-plus contract is structured differently. Rather than agreeing on one fixed construction price, the homeowner pays the actual cost of construction, plus an agreed builder's margin.

This type of contract can offer greater flexibility throughout the project and is often used where the scope is still evolving, selections have not been fully finalised, or there are unknown site conditions that make accurate pricing difficult during the early planning stages.

Because the final cost depends on the actual work completed, clear communication, transparent reporting and trust between the homeowner and builder are essential.

Which Option Is Right for You?

There isn't a one-size-fits-all answer. The most appropriate contract depends on the level of documentation completed, the complexity of the project and how much flexibility you want during the construction process.

Regardless of the contract type, it's important to understand exactly what is included, what allowances have been made and how variations or unforeseen circumstances will be managed. Having these conversations early helps create realistic expectations and reduces the likelihood of unexpected surprises later in the project.

Caton's Approach

At Caton Constructions, we believe building a premium home starts long before construction begins. The decisions made during the planning and design stages often have the greatest impact on the overall cost, buildability and success of a project.

That's why we encourage homeowners to involve their builder as early as possible. Whether you already have plans prepared or you're just starting to explore your options, early conversations allow us to understand your goals, identify potential challenges and provide practical advice before significant time and money are invested in detailed documentation.

We regularly collaborate with architects, designers, engineers and other consultants throughout the planning process. By working together from the beginning, we can help improve buildability, identify opportunities to maximise value and reduce the likelihood of costly changes during construction, while respecting the original design intent.

Once construction begins, our focus shifts to delivering a building experience that's as organised and transparent as the finished home itself. Rather than passing projects through multiple departments, Director Lachlan McDonald remains actively involved from planning through to handover, providing consistent oversight, clear communication and a single point of accountability throughout the project.

We understand that building a custom home is one of the biggest investments you'll make. Our role is to help you make informed decisions, communicate openly at every stage and deliver a home that reflects the quality, care and attention to detail you expect.

Every project is different, but our approach remains the same—careful planning, honest advice, quality workmanship and a commitment to building homes that stand the test of time.
